Remodelled and Refurbished Holiday Lodges for Sale at Finlake, Devon


An ideal opportunity to invest in a buy-to-let holiday property in the South West of England

Windsor, 14th August 2008 – Haulfryn Group, the residential and holiday park specialist, has today announced that it is offering for sale, on leasehold terms, a limited number of detached Scandinavian-style luxury lodges starting from £99,500 to £180,000 each, with a 99 year lease.

Rod Tucker, Chief Executive Officer, Haulfryn Group, commented: “2008 saw the start of a £5.1m 3-year programme of investment at Finlake. Our luxury lodges have been extensively renovated and significantly remodelled – we have even extended the accommodation to provide an upstairs bathroom as well as a downstairs wet room.”

The renovated lodges come in two or three bedroom versions with the accommodation arranged over two floors. The interior includes a master bedroom, 1 or 2 twin bedrooms, completely new upstairs bathroom, open plan lounge with balcony, new kitchen, dining room, private sauna, private hot tub and a downstairs wet room. A comprehensive range of equipment is included: wide screen TV; microwave oven; washing machine/dryer; dishwasher; fridge/freezer. All furniture and soft furnishings are also included and a private parking space is provided nearby each lodge.

Mark Evans, Financial Director and Company Secretary, Haulfryn Group, explained: “This is an investment opportunity for ‘lifestyle’ investors who would enjoy using the lodge themselves for a few weeks of the year, whilst taking advantage of our managed letting service to cover annual outgoings and securing a modest but return, estimated at 7.1% pa, on their initial investment.”

The fully managed letting service includes arranging reservations, arrivals and departures of holiday makers and the cleaning of the property. Based on its experience in the sector, Haulfryn forecasts that the property could be let for 40 weeks a year if the owner wishes or, alternatively, the owner may wish to use the property privately for some of the time. This is based on lodge bookings over the last few years. This season is already proving a bumper year for bookings as holiday makers decide that staying in the UK is a greener and, due to the strong Euro, a more affordable option than travelling abroad.

Finlake, on the outskirts of Chudleigh, combines 130 acres of magnificent Devon countryside with outstanding leisure facilities. The lodges are in woodland settings with excellent leisure facilities such as beautiful woodland walks, an exclusively designed 9 hole golf course, coarse fishing lakes and tennis courts. A fully equipped leisure centre contains feature swimming pools (indoor and out), a gym with all the latest fitness and weights equipment, sauna and steam room as well as a beauty treatment centre and Fantasy Tan. There's also The Retreat, which offers great pub style food, together with a restaurant and takeaway service.
