New pension rules could boost demand for property in Malta…..
Malta has continued its post war tradition as a home for expatriate UK citizens. Changes to UK pension rules in 2006 may see an increase in those investing in this friendly, english speaking island according to a web based company that gives advice to those thinking of buying in Malta.
A spokesman for www.maltabuyproperty.co.uk said that during the summer months, over 50% of residential property sales made though their associates in Malta, had come from UK based buyers.
Ray Woods, the owner of www.maltabuyproperty.co.uk continued,
“Early next year sees the launch of new pension rules in UK that will allow individuals more control over their pensions investments. This brings opportunities - and also risks.
Individuals will be looking for good returns, but they'll not want to put their pensions investments at risk. Investing in property is still seen by many in the UK as a relatively difficult and risky business – and some tv programmes have added to the unease, particularly about the security of land rights in some European countries.
Malta by contrast is seen as a relatively safe and stress free location Country in which to invest – and its attraction has been increased by its membership of the EU. The launch of new lower cost airline operations has given an additional stimulus to the property market.
UK citizens aren't very good at learning languages – me included, but English is a joint first language in Malta, which makes it much easier for residents from overseas to fit in with the very friendly local Maltese population. People even drive on the left – albeit 3 abreast uphill !”
Properties in Malta have increased in value by an average of 8% per annum, accelerating to 15% in the last 2-3 years.
